How to verify a Dholera RERA number before you pay

GUJRERA is the Gujarat Real Estate Regulatory Authority, at gujrera.gujarat.gov.in, under the RERA Act of 2016. Plotted developments above roughly 500 sq m or more than eight plots must register before they are marketed. A Dholera registration number usually looks like PR/GJ/AHMEDABAD/DHANDHUKA/Others/PAAnnnnn/DDMMYY, because most SIR villages fall under Ahmedabad district and Dhandhuka taluka, though some newer ones tag DHOLERA and DSIRDA. Real examples that surfaced for named projects include Piccadilly Square 2 by SmartHomes Infrastructure and Bliss 107 by Satyaja Infracon, and you should still confirm each one live rather than trust a screenshot. To verify, go to the GUJRERA portal, open Registration and then Project Search, choose district Ahmedabad and taluka Dhandhuka, enter the number or the developer name, then check the sanctioned layout, the FSI, the promoter and the expiry date, and confirm your brochure plot numbers match the sanctioned plan. A blanket claim of "RERA approved" with no number is not a registration, so ask for the number and check it. Stamp duty, registration and the paperwork that makes a plot legal

In Gujarat, effective stamp duty is about 4.9 percent, made up of 3.5 percent basic plus a 1.4 percent surcharge, and registration is about 1 percent. A registration-fee waiver for property held in a woman's sole name is documented, while a separate stamp-duty concession claim is not reliably corroborated, so confirm it before relying on it. First, agricultural land marketed as being "in the SIR" without N.A. conversion or a Final Plot allotment. Second, plots far outside the Activation Area sold as if they carry Activation Area infrastructure and timelines. Third, unregistered or non-RERA projects, or a vague "RERA approved" claim with no registration number you can check. Fourth, unclear or broken title, which is why the 30-year 7/12 chain and Encumbrance Certificate exist. Land acquisition here was genuinely litigated, with the Gujarat High Court staying SIR acquisition in 2015 after farmer petitions, so a clean, current title chain is not a formality. Dholera has genuine strengths: dual-government backing through DICDL (51 percent Gujarat, 49 percent Centre), a Rs 91,000 cr Tata semiconductor fab under construction, about 300 MW of operational solar and an open expressway. How do I verify a Dholera RERA number?

What is N.A. status and why does it matter?

N.A. means Non-Agricultural. Agricultural land must be converted before legal construction, and land inside a sanctioned Town Planning scheme is treated as N.A. under Gujarat rule. Buying land marketed as being in the SIR without N.A. status or a Final Plot allotment is a documented red flag.

What is the plot price in Dholera?

There is no official government market price per plot. Broker listings in 2026 indicatively quote residential plots at roughly Rs 6,000 to 12,000 per square yard, which is unverified and varies widely by location, TP scheme and proximity to the Activation Area, expressway and airport. Always get the full all-in price in writing for the specific plot and add about 4.9 percent stamp duty plus 1 percent registration.

How far is Dholera from Ahmedabad?

Dholera SIR is about 100 km south-west of Ahmedabad. Via the 109 km Ahmedabad to Dholera Expressway, reported open since March 2026, travel time is roughly 40 minutes to an hour, with sources varying.
