The short version
The cities near Dholera, ranked by how much they matter to it, are led by Ahmedabad, the anchor about 100 km away and now roughly 40 minutes to an hour by the expressway open since March 2026, followed by Gandhinagar, Bhavnagar, Dholka and Botad. We quote only sourced distances and describe the rest honestly rather than inventing figures. Dholera is a node inside a lived-in region, not an island.
Dholera is often discussed as if it sits in isolation, but it is a node inside a well-populated stretch of Gujarat, and the cities around it shape its demand, labour and connectivity. This page ranks the cities near Dholera by how much they actually matter to it, led by Ahmedabad, the anchor about 100 km away that the new expressway has pulled to within roughly an hour. We quote only sourced distances and describe the rest honestly.
What is Dholera SIR, in one honest paragraph
Dholera SIR is the Dholera Special Investment Region, a greenfield industrial smart city taking shape in Ahmedabad district, Gujarat, about 100 km south-west of Ahmedabad. It is built under the Gujarat Special Investment Region Act of 2009 and is the flagship node of the Delhi Mumbai Industrial Corridor. The planning envelope is roughly 920 sq km, of which about 580 sq km is developable and around 422 sq km is set for urban development, phased across roughly three decades. The first live piece is the Activation Area of about 22.5 sq km inside Town Planning Scheme 2, the plug-and-play demonstration zone where trunk infrastructure was laid before anything went up above ground. Planning sits with DSIRDA, the statutory land and planning authority. The city itself is built by DICDL, a special purpose vehicle formed on 28 January 2016 and owned 51 percent by Gujarat and 49 percent by the Centre through the NICDC Trust. That dual-government structure is the single most important thing to understand about Dholera, because it is why the project keeps moving even when individual timelines slip. The cities that matter most to Dholera
Ahmedabad
Ahmedabad is the anchor city for Dholera, about 100 km to the north-east and now roughly 40 minutes to an hour away via the 109 km Ahmedabad to Dholera Expressway reported open since March 2026. It is Gujarat's largest city, a UNESCO World Heritage City, and the source of most of Dholera's investor and professional traffic.
For anyone tracking Dholera, Ahmedabad is where the airport connection, the semi-high-speed rail terminus and the bulk of buyer demand originate. Its Sardar Vallabhbhai Patel International Airport remains the main air gateway until Dholera's own airport opens.
Gandhinagar
Gandhinagar is Gujarat's administrative capital and sits just north of Ahmedabad. It matters to Dholera as the seat of the state government and of GIFT City, the operational finance and IFSC hub. Policy decisions that shape Dholera, and the DICDL registered office, are rooted here.
Treat Gandhinagar as the policy and finance counterpart to Dholera's industrial thesis. We do not quote a precise Gandhinagar to Dholera road distance because it is not reliably sourced in our fact pack, so confirm it before you travel.
Bhavnagar
Bhavnagar is a major coastal city on the Gulf of Khambhat, to the south of Dholera on the same seaboard. It brings port, industrial and educational infrastructure to the wider region and is a natural southern reference point for the corridor.
We deliberately avoid a fabricated kilometre figure here because the exact Bhavnagar to Dholera road distance is not in our sourced fact pack. What is reliable is the shared coastal geography and the region's industrial character.
Dholka
Dholka is an established town between Ahmedabad and Dholera, along the corridor the expressway now serves. It functions as an intermediate urban centre with existing markets, services and rail access that the Dholera catchment leans on today.
As Dholera builds out, towns like Dholka act as staging points for services and labour. Confirm current road links locally, as corridor routing is changing with the new expressway.
Botad
Botad is a district town to the south-west, best known regionally for its proximity to Salangpur Dham, the revered Kashtbhanjan Dev Hanumanji temple that our fact pack places about 85 km from Dholera. It represents the pilgrimage and small-town economy on Dholera's inland side.
Botad rounds out the picture of Dholera as a node within a lived-in region, not an island. Distances to specific points vary, so verify before relying on them.
How connectivity is changing the map
Connectivity is the reason Dholera moved from a slideshow to a place you can drive to. The 109 km Ahmedabad to Dholera Expressway, a four-lane access-controlled greenfield road built by NHAI and designed for 120 km/h, was reported inaugurated by the Prime Minister on 31 March 2026 and is operational. Reported travel time between Ahmedabad and Dholera has fallen from roughly two hours to somewhere between about 40 minutes and an hour, with sources varying, so treat the exact figure as reported rather than fixed. The Dholera International Airport, with a 3,200 m Code 4E runway about 20 km from the SIR and around 80 km from Ahmedabad, was reported roughly 80 percent complete in mid 2026 with operations targeted for late 2026. No firm opening date has ever held, so we present it as a target, not an achieved fact. An Ahmedabad to Dholera semi-high-speed rail line of about 134 km was cleared by the CCEA around 13 May 2026 at a reported cost near Rs 20,667 cr, targeted for 2030 to 2031. What is worth visiting near Dholera
Dholera is closer to real destinations than most people expect, which matters both for weekend life and for the tourism economy the city is planning around. Lothal sits about 36 km away, a 5,000-year-old Indus Valley port with a dockyard, and the large National Maritime Heritage Complex, a project reported near Rs 4,500 cr, is being built there, which will make Lothal a major heritage draw on Dholera's doorstep. Nalsarovar Bird Sanctuary, Gujarat's largest wetland, is roughly 77 to 80 km away and superb for migratory birds in winter. Velavadar Blackbuck National Park, famous for blackbuck and harriers, is about 110 km away. Salangpur Dham, the revered Kashtbhanjan Dev Hanumanji temple in Botad, is around 85 km away. Ahmedabad, a UNESCO World Heritage City, is about 100 km south-west and now roughly 40 minutes to an hour away via the expressway. Closer in, emerging local spots around the Activation Area include Maritime Park at Bhimtalav, the Silk Route Park and riverfront at Bavaliary, and several lakes. October to March is the comfortable window. Distances are approximate, so confirm before you set out. Source: fact pack lifestyle and tourism notes.
Where Dholera is heading
The plan is a phased build toward a large industrial smart city, with a promotional target of around one million residents over roughly 30 years, anchored by semiconductors, solar and manufacturing. The phasing is usually described as three phases: an Activation Area first, then the airport and industry, then the full 920 sq km. End-year targets are stated inconsistently as 2040 or 2042, so treat any single completion year as a reported target rather than a fixed date. The old 2020 target of roughly 80,000 jobs and 1.2 lakh residents lapsed, which is a useful reminder that timelines here slip even as the direction holds. What makes the trajectory credible now is that the anchors are real: a Rs 91,000 cr fab under construction, about 300 MW of operational solar, an open expressway, a cleared rail line and trunk infrastructure already in the ground in the Activation Area. The responsible way to invest against that future is to buy verified in-SIR RERA plots with clear title and treat appreciation as an expectation, not a promise. Who runs Dholera and why the structure matters
Three bodies matter. DSIRDA, the Dholera Special Investment Region Development Authority, is the statutory planning and land authority. DICDL, Dholera Industrial City Development Ltd, is the special purpose vehicle that actually builds the city, formed on 28 January 2016 and owned 51 percent by Gujarat through DSIRDA and 49 percent by the Centre through the NICDC Trust. NICDC, the National Industrial Corridor Development Corporation, formerly DMICDC, is the central nodal agency, and it markets Dholera as India's First Semicon City. Around them sit the Gujarat industrial ecosystem: GIDB for infrastructure, iNDEXTb for investor facilitation, GIDC for industrial estates, and the Industries Commissionerate for policy. This governance stack is not trivia. The 51-49 ownership is precisely why Dholera has survived collapsed deals, litigation and missed deadlines that would have killed a purely private project, because both a determined state government and the central government have their credibility tied to it. When you assess any Dholera claim, the first useful question is which of these bodies is the primary source. Sources: dholera.gujarat.gov.in, nicdc.in, gidb.gujarat.gov.in.
Who is actually investing in Dholera
It helps to separate what is built or building from what is merely announced. The durable, government or company-confirmed anchors are the Tata Electronics fab with PSMC at Rs 91,000 cr, the ASML lithography MoU reported in May 2026, and Tata Power's roughly 300 MW of operational solar, with ReNew, SJVN, Vena and TEQ Green awarded Solar Park Phase I capacity. Beyond those, several names appear as MoUs or announcements that are not yet built capital, and they should be quoted with that label and their date, never as delivered investment. Reliance has an MoU for a large renewable and green-hydrogen plan across Gujarat that includes Dholera. Adani, via AdaniConneX, has a reported AI-ready data-centre hub plan. Jabil signed an MoU for silicon-photonics manufacturing, and INOX Air Products has a reported specialty-gas hub to supply the fabs. Two corrections matter: Micron's fab is in Sanand, not Dholera, and the Vedanta-Foxconn joint venture collapsed in 2023 when Foxconn withdrew, so it is history, not an active build. The bankable, breaking-ground fab is Tata plus PSMC. Source: anchor-investors notes, PIB, tataelectronics.com.
