Dhandhuka is the most important town for a Dholera buyer, because it is the parent taluka from which the Dholera SIR villages were carved, and it is where most SIR land is registered. The sub-registrar at Dhandhuka is where you complete biometrics and register your deed.

When you verify a Dholera RERA number, you search Ahmedabad district and Dhandhuka taluka, so this town is baked into the paperwork of nearly every purchase.

Dholka

Dholka is an established corridor town between Ahmedabad and Dholera with existing markets, services and rail. It is a practical staging point for services and labour as the SIR builds out.

Its existing amenities make it a useful reference for what a maturing Dholera catchment can lean on in the interim.

Bagodara

Bagodara is a well-known highway junction town on the routes linking Ahmedabad, Rajkot and the Saurashtra side, part of the road network that feeds the Dholera region. It is a logistics and transit reference point rather than a residential target.

Junction towns like Bagodara matter because Dholera's logistics thesis depends on the wider road grid, not just the new expressway.

Fedra

Fedra, also written Fedara, appears repeatedly in Dholera project addresses, on links such as the Fedra to Pipli road and the Fedra State Highway. It is one of the local nodes around which plotted developments cluster.

For buyers, Fedra is less a destination and more a locational marker that tells you roughly where in the SIR periphery a plot sits.

Pipli

Pipli is another recurring node in Dholera addresses, on the Pipli to Fedara and Pipli to Bhavnagar routes, and several plotted schemes use it as their reference point. It sits along the corridor rather than in the Activation Area core.

As with Fedra, treat a Pipli address as a rough location signal and then confirm the exact survey and Final Plot numbers.

How to verify a Dholera RERA number before you pay

GUJRERA is the Gujarat Real Estate Regulatory Authority, at gujrera.gujarat.gov.in, under the RERA Act of 2016. Plotted developments above roughly 500 sq m or more than eight plots must register before they are marketed. A Dholera registration number usually looks like PR/GJ/AHMEDABAD/DHANDHUKA/Others/PAAnnnnn/DDMMYY, because most SIR villages fall under Ahmedabad district and Dhandhuka taluka, though some newer ones tag DHOLERA and DSIRDA. Real examples that surfaced for named projects include Piccadilly Square 2 by SmartHomes Infrastructure and Bliss 107 by Satyaja Infracon, and you should still confirm each one live rather than trust a screenshot. To verify, go to the GUJRERA portal, open Registration and then Project Search, choose district Ahmedabad and taluka Dhandhuka, enter the number or the developer name, then check the sanctioned layout, the FSI, the promoter and the expiry date, and confirm your brochure plot numbers match the sanctioned plan. A blanket claim of "RERA approved" with no number is not a registration, so ask for the number and check it. Connectivity is the reason Dholera moved from a slideshow to a place you can drive to. The 109 km Ahmedabad to Dholera Expressway, a four-lane access-controlled greenfield road built by NHAI and designed for 120 km/h, was reported inaugurated by the Prime Minister on 31 March 2026 and is operational. Reported travel time between Ahmedabad and Dholera has fallen from roughly two hours to somewhere between about 40 minutes and an hour, with sources varying, so treat the exact figure as reported rather than fixed. The Dholera International Airport, with a 3,200 m Code 4E runway about 20 km from the SIR and around 80 km from Ahmedabad, was reported roughly 80 percent complete in mid 2026 with operations targeted for late 2026. No firm opening date has ever held, so we present it as a target, not an achieved fact. What is Dholera SIR, in one honest paragraph

Dholera SIR is the Dholera Special Investment Region, a greenfield industrial smart city taking shape in Ahmedabad district, Gujarat, about 100 km south-west of Ahmedabad. It is built under the Gujarat Special Investment Region Act of 2009 and is the flagship node of the Delhi Mumbai Industrial Corridor. The planning envelope is roughly 920 sq km, of which about 580 sq km is developable and around 422 sq km is set for urban development, phased across roughly three decades. The first live piece is the Activation Area of about 22.5 sq km inside Town Planning Scheme 2, the plug-and-play demonstration zone where trunk infrastructure was laid before anything went up above ground. Planning sits with DSIRDA, the statutory land and planning authority. The city itself is built by DICDL, a special purpose vehicle formed on 28 January 2016 and owned 51 percent by Gujarat and 49 percent by the Centre through the NICDC Trust. In Gujarat, effective stamp duty is about 4.9 percent, made up of 3.5 percent basic plus a 1.4 percent surcharge, and registration is about 1 percent. A registration-fee waiver for property held in a woman's sole name is documented, while a separate stamp-duty concession claim is not reliably corroborated, so confirm it before relying on it. N.A. status matters too: agricultural land must be converted to Non-Agricultural before legal construction, and land inside a sanctioned Town Planning scheme is treated as N.A. by Gujarat rule. On measurement, 1 acre equals 4,840 sq yards or 43,560 sq ft, and 1 sq yard equals 9 sq ft. A bigha in Gujarat is commonly around 2,500 sq yards, roughly half an acre, but the bigha is not standardised and varies by region, so always confirm locally. The documented red flags to walk away from

Most Dholera trouble comes from a short, well-documented list of red flags, none of which we invented. First, agricultural land marketed as being "in the SIR" without N.A. conversion or a Final Plot allotment. Second, plots far outside the Activation Area sold as if they carry Activation Area infrastructure and timelines. Third, unregistered or non-RERA projects, or a vague "RERA approved" claim with no registration number you can check. Fourth, unclear or broken title, which is why the 30-year 7/12 chain and Encumbrance Certificate exist. Land acquisition here was genuinely litigated, with the Gujarat High Court staying SIR acquisition in 2015 after farmer petitions, so a clean, current title chain is not a formality. The dated milestones that show momentum

Momentum is easiest to judge from dated, sourced wins rather than adjectives. The Gujarat SIR Act was enacted in 2009, the legal foundation. DICDL, the build SPV with dual-government ownership, was formed on 28 January 2016. The Union Cabinet approved the Tata to PSMC fab at Rs 91,000 cr on 29 February 2024 under the India Semiconductor Mission. In August 2024 the Cabinet approved 12 new industrial cities under the National Industrial Corridor programme, reaffirming Dholera as the flagship node. The Fiscal Support Agreement for the fab was signed on 5 March 2025. The Ahmedabad to Dholera Expressway was reported inaugurated on 31 March 2026. The CCEA cleared the semi-high-speed rail around 13 May 2026, and the Tata to ASML lithography MoU was reported around 17 May 2026.
